ERA REAL ESTATE TAKES SELLERS SECURITY PLAN TO THE NEXT LEVEL
Enhancements, increased marketing efforts bolster value of brand's unique guaranteed sale and equity advance program

PARSIPPANY, NJ, February 27, 2004 – At its annual International Business Conference in Las Vegas, ERA Real Estate today announced several enhancements to its unique ERA® Sellers Security® Plan. Introduced by ERA Real Estate in 1976, the Sellers Security Plan remains the only guaranteed sale and equity advance program offered by a national real estate company. The program's famous "We Will Sell Your House or ERA Will Buy It!®" slogan has helped to generate thousands of leads for ERA sales associates throughout the years, and these latest updates have been designed to further increase the program's popularity and effectiveness.

Perhaps the most important alteration to the Sellers Security Plan is the change from a mandatory commitment fee for consumers to an optional activation fee. In the past, customers who wanted to utilize the program were required to pay a commitment fee of 2.75 percent of the eventual sale price of their home. Now, consumers simply choose to pay for the cost of two appraisals and a home inspection at the onset of the agreement. After that, they pay the 2.75 percent fee only if they take advantage of the equity advance option, or take the ERA purchase offer after the 180-day selling period has been completed. The revised plan allows customers to try the program without committing to a fee at the start, making it an even more attractive program for ERA sales associates to sell.

In addition to omitting the commitment fee customers are required to pay, ERA Real Estate has also eliminated the program's participation fee for ERA affiliates. The company has decided to eliminate this fee in order to offer this valuable listing tool to every broker and sales associate within the ERA system and to bring the program to a greater number of consumers.

The Sellers Security Plan is also being repositioned as more than just a guaranteed sale and equity advance program. ERA Real Estate will emphasize the value of the program as a tool that increases the pool of buyers for a home. By listing with an ERA broker, a seller's house is exposed to more potential buyers who case utilize the non-contingency benefits of the plan to sell their current property and purchase their next home.

"The modifications to this already successful and unique service will significantly enhance the selling ability of our network of brokers and sales associates," said Jack Kornfeind, senior vice president, ERA Real Estate. "By making it easier than ever for our ERA sales professionals and their customers to take advantage of the Sellers Security Plan, we are confident the program's merits will become obvious to all who choose to participate."

To complement and promote these enhancements, ERA Real Estate also announced the creation of the "Let's Go Shopping" marketing campaign to help re-launch the program. The campaign includes new advertisements and collaterals, billboards, brochures and an interactive consumer CD. In addition to the marketing campaign, ERA Real Estate has created a Sellers Security Plan Implementation Award to recognize the ERA affiliate company that utilizes the program in the most innovative way.
